Purchasers can ask in our office for all necessary official paperwork (deeds, searches, property details). Please note that we can do a search for the property you are interested in within 24 hours (working days).
Steps to buying a property- Find the right property
Agree the purchase price
- Pay a reservation fee to secure the property , normally 3000 euros
- Employ the services of an English-speaking Spanish lawyer, or conveyancer
Open a Spanish bank account
- Apply for your NIE numbers (Foreign Identity Number)
- Arrange a mortgage with the chosen Spanish bank (if required)
- Agree a completion date with the vendor
- Pay a 10% deposit upon signing a private contract with the vendor
- Make travel arrangements to be in Spain for the day of completion OR give power of attorney to your spanish representative
- On the day of completion - sign the title deed in front of a Notary paying the remaining balance of the agreed asking price
- Purchase Expenses can be calculated at 10% of the purchase price
